ENERGY PERFORMANCE CERTIFICATES

Since 1st October 2008, all residential properties being sold or rented are required to hold an Energy Performance Certificate by law.

Does it apply to you?

All sellers of homes must provide a Home Information Pack which includes and Energy Performance Certificate (EPC) for potential buyers.

Landlords will need to make an EPC available to prospective tenants when the property is let. An EPC is only required for self-contained accommodation and is valid for 10 years.

An EPC is also available to anyone who wants to find out the energy efficiency of their home. Suggestions for improvements are included within the EPC report.

What is the purpose of an EPC?

An EPC records the energy efficiency of a property. The certificate provides ratings from A to G - A being very efficient and G being very inefficient. Two ratings are shown. The environmental impact rating is a measure of the property's overall impact on the environment. Typically the inspection and report will include comment upon thermal performance taking into account matters such as loft insulation, double glazing, cavity wall insulation, the efficiency of lighting and heating systems, and any other relevant aspects affecting the energy effiency of the property.
